Let's Connect what we do As Your Athens Property Manager Free Real Estate Consultation Free Real Estate Consultation Not only do we manage properties, we also have an in-house sales team of licensed Real Estate agents.  As part of your management services, we provide free real estate consultations and pricing analysis. Eviction Eviction Out of our 525+ units we manage, we will have 1-2 evictions a year on average.  In the unfortunate event that a tenant needs to be evicted from a property, we will handle the eviction process and work to collect any unpaid rents or outstanding debts. Marketing Marketing Marketing is key to finding a qualified tenant.  We market your property on many different online advertising platforms, put a sign in the ground, and place an ad on our website.  We also have extensive knowledge of the Athens and Oconee rental markets, as well as years of data and rental trends. We assess each property to establish the best market rent. Maintenance Maintenance We want to take care of the properties we manage. Responsive maintenance keeps the tenant happy and preventative maintenance helps a property hold its value over time. We pride ourselves on our typical turnaround of 1 - 3 business days to resolve maintenance requests. We have an extensive and established vendor network. We require workers compensation insurance and general liability from our vendors. Also, we have a 24 hour on-call emergency phone line. And, for those larger remodel / rehab jobs, we have contractors for that as well. Accounting Accounting We have an in-house Bookkeeper with an Enrolled Agent designation and a degree in Accounting and Finance from UGA. We prepare and publish monthly income statements, along with annual income statements and a 1099 to assist in your tax preparation. With our in-house Bookkeeper and our online portal, it's never been easier to keep tabs on your investment. Rent Collection Rent Collection We get paid paid when you get paid, so rent collection is a top priority for us. We collect 97%~ of all rents within the first 3 days of every month, and almost 100% of all rents by the 15th of every month. Screening Screening We do credit checks, criminal background checks, and eviction history reports on every applicant.  Our credit criteria is a 675 or higher credit score.  Applicants will not be approved if they have any violent criminal background.  For applicants under 30 years of age that don’t have a 675 or higher credit score, we will allow for sponsors / guarantors that are related to the applicant in consanguinity and above them in the family tree. Inspections Inspections We preform up to 3 inspections on a property every year.  Our inspections include photos and notes, and provide clear documentation when we make charges against the security deposit.  Properties are inspected annually in the Winter.  Then, when a resident moves in and out, we also preform inspections using a digital format with photos and notes as well.  We are all about documentation!
